'Zero Gas' scheme on behalf of Land Securities.

The project involves the replacement of all gas fired plant, upgrading the major distribution of the LTHW and CHW systems to suit the revised operating temperatures of the new ASHPs. The existing 4 chillers are being removed, with hybrid ASHPs serving both the LTHW and CHW. New risers are being installed to enable the higher flow-rate requirements to ensure occupants leased loads are maintained.

A new critical CHW system is being installed for 17 floors of critical comms rooms, with built in redundancies and back ups, with full hydraulic separation to every system to ensure no tenant to tenant disruption can ever occur.

The project is being undertaken whilst all 17 floors are in full occupation, and all systems have to be fully operational serving multiple leasing tenants simultaneously.

Full road closures, and a tower crane are being erected to enable plant and materials access to the roof whilst keeping disturbance to the tenants to a minimum.

Temporary cooling and controls have been installed to ensure the building remains fully functional throughout the year.
