Project brief
Redworx delivered the mechanical package at Rathbone Square for Parkeray, supporting the refurbishment and reconfiguration of office accommodation previously occupied by Meta.
The project was undertaken to prepare the building for subletting, requiring modifications to the existing floorplate, refurbishment of the ground floor reception area and the reconfiguration of building services to suit the new tenancy requirements.
Engineering the solution
The scheme included the installation of new fan coil units to serve areas created through staircase infill works, together with the relocation and modification of existing services between floors. New and existing four-pipe FCUs were integrated into the revised layout, while primary air distribution systems were reconfigured to support the introduction of a new sub-let tenancy.
Delivered as a fast-paced Design & Build project, Redworx progressed the scheme from Stage 3 through to Stage 4 design development, coordinating the installation, testing and commissioning of all mechanical systems within a demanding programme.
Design and delivery
Working within an existing commercial environment required careful coordination of both retained and new services. Through proactive planning Redworx successfully adapted the building's infrastructure to support the revised occupation strategy while maintaining programme certainty.
The completed refurbishment provides flexible, modern office accommodation ready for future occupation, transforming the space to support the client's commercial objectives while maintaining high standards of quality throughout.
