Project brief
Dashwood House formed a key part of Landsec's net-zero strategy, transforming the building into a fully electric commercial asset through the complete removal of gas-fired plant and the introduction of a new low-carbon heating and cooling solution.
Redworx delivered the ‘Zero Gas’ decarbonisation scheme, replacing four gas boilers, four chillers and gas-fired humidifiers with a new Air Source Heat Pump (ASHP) system and associated infrastructure. The project also included upgrades to the building's LTHW and CHW distribution networks, alongside the delivery of a critical chilled water system serving communications rooms across all 17 floors.
Delivered within a fully occupied building, the scheme demanded meticulous planning, extensive stakeholder engagement and careful management of tenant operations throughout.
Engineering the solution
Delivering a major decarbonisation programme within a fully occupied commercial building required meticulous planning and close coordination with tenants and stakeholders throughout.
Redworx implemented a phased delivery strategy incorporating temporary cooling systems, complex controls integration and major plant replacement works facilitated through road closures and tower crane operations. Careful sequencing ensured business continuity was maintained while the building transitioned to its new low-carbon infrastructure.

Sustainability impact
The completed project has fully decarbonised Dashwood House's heating and cooling systems, enabling the building to operate on 100% electricity.
Following completion, the building improved from an EPC D to an EPC B rating, with early performance data indicating a reduction of more than 50% in HVAC energy consumption. The project represents a significant milestone in Landsec's wider net-zero ambitions and demonstrates how existing commercial buildings can be successfully transitioned to lower-carbon operation.
The completed building now benefits from a future-ready, low-carbon building services infrastructure that supports both operational performance and long-term sustainability objectives.
