Project brief
Redworx delivered a full Mechanical and Public Health package for Mace as part of the refurbishment of 99 Queen Victoria Street. The project involved the replacement and refurbishment of central plant, toilet cores and CAT A office accommodation from Lower Ground to Level 4.
Alongside the workplace refurbishment, basement areas were transformed to provide new shower facilities, changing rooms and cycle storage, while plant spaces were reconfigured to support a revised building services strategy.
Sustainability at the core
Designed as an all-electric building, the scheme incorporated VRF heating and cooling systems, refrigerant-based heating and cooling coils serving AHUs, and high-temperature heat pumps for domestic hot water generation.
The completed building achieves outstanding sustainability and digital credentials, including BREEAM Outstanding, EPC A, NABERS 5 Star, and WiredScore Platinum. Delivering a high-performance commercial workplace.
The project also included significant modifications to plant infrastructure and distribution systems, with primary ductwork extending from shell and core areas into the fit-out zones. A new AHU was introduced to serve basement end-of-journey facilities and landlord spaces, ensuring a coordinated and future-ready services strategy throughout the building.
